Speculating with data

In my last posting, I commented on an article about waiting out the tax credit. As an update, it appears that for most of the country home sales have been flat, if you take out the effects of the tax credit. This is the assessment from an article in the wall street journal.

What About Sunnyvale Real Estate?

I put together a graph of closed sales of single family homes since 2006 for Sunnyvale real estate and it doesn’t make much sense to me. If I recall, the tax credit goes back to April 2008. So look at this chart and you make the call. Does it make sense to wait until after the credit ends April 30 and expect an average $8000 price drop in the months the most people look for homes?
